We had planned on doing some things to the home to get it ready that Kim felt we would not get a return on the investment. This saved us a few thousand dollars and even more headaches. Kim provided us a broad range for a listing price and the comps to support the recommended range. She provided data and really helped us set the right price. We were a lot more interested in a quick sell than going for every dime we could get. We made the listing contingent on closing on a new home in Tn. As soon as we closed on the TN home, Kim rearranged our furniture and took the photos. She really showed off the high points of the home. She did this both from her own experience and listening to Sherry and I talk about what we enjoyed about the home. We were in TN with two dogs at our FL home that are very important to us. We requested that Kim not use a lock box or let other realtors in our home unaccompanied until we returned from Tn. The dogs and security system were too critical to us to trust wide open entry to all Orlando realtors while we were out of town. Our neighbors told us that Kim was there most of the weekend showing the home.
The net result was two offers, one from a cash buyer at full listing price. The catch was we had to be out in a week and had to plan and schedule movers before the buyer inspection contingency was removed. This was the point were trust became a crucial element. By this point we had enough trust in Kim that she likely could have talked us into anything. Kim insured the closing would happen by confirming funds were available and requested a significant deposit when the inspection contingency was removed. Kim talked with Sherry about our logistics around getting out of the house and arranged with the title company to sign the documents the day before the official close date. This saved us from driving back and forth from The Villages and allowed us to drive to TN one day earlier. The net result was a perfect transaction that closed on schedule with no issues for the full list price. Sherry and I had a great experience in selling our home and we feel Kim was responsible for that experience. Kim was attentive and responded timely to all inquiries. Many of her emails were late at night. Kim’s hard work made everyone a winner in this deal.”
