The area of Dr. Phillips retains it’s popularity from the top notch school districts, close proximity to major employers like Disney and Lockheed Martin, and more recently the convenience “Restaurant Row” provides to area residents. To add to the area’s appeal, boating on the Butler Chain of Lakes, numerous world class golf courses, and shopping at high end boutiques are accessible to area residents.
The Butler Chain is a chain of ultra clear water lakes that’s enjoyed by pleasure cruisers, water skiers, and fishermen alike. A popular place to hang out is Bird Island in the middle of Lake Butler. Private access to the chain is provided at the Orange County Sportsman’s Association and the Bay Hill Marina.
It’s no wonder that so many professional golfers call Dr. Phillips home. Arnold Palmer, Lee Jansen, Scott Hoch, J.B. Holmes, Charles Howell III, Grant Waite, Christina Kim, Jeong Jang, Se Ri Pak, and countless others reside in the area. World class golf courses such as Bay Hill, Isleworth, Grand Cypress, Reunion Resort, and Orange County National are just some of the challenging fairways and greens that await golfaholics in the area.
There’s also great shopping as well with the Millenia Mall housing many of them. Bargain hunters can find luxury at a bargain at the Prime Outlet Mall and Belz Factory Outlet. There’s also cool specialty shops like Edwin Watts for golfers, Outdoor world for fishing and hunting enthusiasts, Harley Davidson for bikers, and a Vans factory store complete with an indoor skate park. Dr. Phillips offers so much for its resident, it’s no wonder it remains a popular place to call home year after year.
One thing to keep in mind when searching for homes in Dr. Phillips as well as most of Central Florida is that a quarter acre is considered a large lot here. It’s always a shocker to buyers who move into the area from places with more acreage. You can find larger lots in the half acre to one acre range, but as a general rule the homes built in the 70′s and 80′s will have larger lots than newer properties.
The only trade off is that these homes tend to have lower ceilings, smaller windows, and require more updating. I’d say half the buyers prefer to have the larger lot and renovate with the other half preferring something a little more ready to move in and sacrificing the lot size.
This southwest Orlando community offers homes off all ages and price ranges, so there’s something for everyone although it’s considered mostly as an upscale area. The highest priced homes are located in Bay Hill, Vizcaya, Isle of Osprey, Bay Pointe, Tibet Pointe, Bentley Park, Turtle Creek, Phillips Landing, Cypress Point, and Millionaire’s Row on Kilgore Road with Bay Hill being the grand old lady of the bunch and Vizcaya the newest. Bay Hill, Turtle Creek, Phillips Landing, and Vizcaya have homes of diverse price ranges while the others do not. In any case, they are all the very best that Dr. Phillips offers and the most prized locations have views of either the Butler Chain of Lakes or Bay Hill Golf Club.
Next on the ladder are luxury homes that are close to the very best. Such communities include Boca Pointe at Turtle Creek, Bay Harbour at Phillips Landing, Vizcaya, Kensington Park, Palm Lake, Reserve at Cypress Point, Brentwood Club, and Bay Hill. All offer custom homes that can satisfy the most discriminating of tastes. My top choices in this class are Boca Pointe and Kensington Park. Works by some of the finest custom builders in the area such as Richard Watson, Mark Clayton, and Steven Cahill in a guard gated setting can be found in Boca Pointe. There’s a nice mix of architectural styles that lends itself to a luxurious yet homey feel. Kensington Park gets the nod because of fabulous plans built by respected local builder, Reiche Silliman. The homes here are a little more modern, but there’s no guard at the gate.
Communities considered to be the middle of the pact include: Emerald Forest, Bay Vista Estates, Sand Lake Point, Sand Lake Cove, Bristol Park, Torey Pines, North Bay, South Bay, Willowwood, Cypress Landing, Vizcaya, Windermere Heights, Bay Park, Courtleigh Park, Turnbury Woods, Westminster Landing, and Wingrove Estates. Time and time again, buyers in Dr. Phillips always ask about Torey Pines, Bristol Park, and Cypress Landing. For some reason, these 3 communities appeal to a lot of buyers. I believe it’s the mix of custom homes set on spacious lots add to their appeal. Torey Pines offers the most tree lined areas, while Cypress Landing built by Reiche Silliman offers the most modern plans.
The price range just below the communities mentioned above includes: Hidden Springs, Hidden Estates, Bay Lakes at Granada, Orange Tree, Winderlakes, Winwood, Hidden Beach, Sand Pines Estates, Diamond Cove, and Toscana. My personal favorites are Winderlakes and Diamond Cove. A drive through Winderlakes reminds visitors of an old Florida with streets canopied by majestic oaks. I love the way the sunlight peaks through canopy and shines between the shadows created by the oaks. The homes here were built in the 80′s with spacious tree lined lots, but most will require some updates. I promise you, everyone I’ve taken to this community for the first time loves the setting. One word of caution here… the homes on the north end of the community will suffer from some noise pollution from the Florida Turnpike. If homes that require updating isn’t your thing, then check out Diamond Cove. The homes here were built by David Weekley and Engle with the plans being quite a bit more modern. The only downside is the lot size. Again, there’s a trade off decision a buyer has to make.
The most affordable homes can be found in Sand Lake Hills, Clubhouse Estates, Lake Cane Estates, Phillips Oaks, and Landsbrook Terrace. My favorite of the bunch is Sand Lake Hills. The lots are spacious and it’s in a great location between Apopka Vineland Rd. and Dr. Phillips Blvd..
For those wanting to live in a Dr. Phillips golf community, there’s Bay Hill and Orange Tree. Both courses will challenge the most accomplished golfers and home in most price ranges are available in these two communities.
